Once we are instructed to sell your home, we will create full quality property particulars to include high quality photographs, floor plan, video tour and EPC together with a catchy description for the first impression in order to enhance your home to prospective purchasers.

3 Energy Performance Certificate (EPC)

We will confirm if your property has an EPC in place and should further improvements have been made, we will recommend the best way forward. We work very closely with a local qualified inspector who will be able to carry out the report.

4 Live Marketing

Once you have confirmed you are happy with the sales particulars and photographs etc we will then make your property available. Our properties are advertised on the major property portals such as Rightmove, On The Market and the Guild. We have an extensive database which is updated daily and your property will be matched against these buyers on a regular basis to ensure that no stone is left unturned in our bid to find you the best possible purchaser.

6 Agreeing A Sale

When offers are made and a sale has been agreed we assist you in choosing the right solicitor whom we have an excellent working relationship to ensure a smooth sales process through to completion. When a buyer is found, comprehensive checks are made to ensure that they are the purchasers for your property. This includes seeing proof of funds, a mortgage agreement in principle and full chain checking if applicable. A thorough investigation at this stage can highlight potential problems before solicitors are formally instructed

7 Progressing The Sale

Once a sale has been agreed Dawson Nott Estate Agents has a thorough in house after-sales service. We liaise with all parties associated with the sale – often going the extra mile where necessary to avoid any hiccups. As an independent business it is important to us that the process is kept on the move and client are kept fully update so that the transaction successfully completes.
